Questions to Ask Your Agent...

   

Top Questions to Ask when you are interviewing an agent to represent you. 

 

 

1. Are you a full Time Agent? What is your track record?

 

This is a demanding business and agents must be able to act whenever the opportunity arises to service your home sale.

 

2. Do you have an up to date website? Is it listed on your business cards, flyers and materials.

 

Ask them for a copy of their materials. Many agents will list a website but not fully utilize the power of web marketing. Buyers are looking in the web and newspaper more so than magazines.

 

3. How far away is your office and home?

 

Agents that are not familiar with the area will have a hard time making sure you get the quick service you need.

 

4. How many assistants do you have?

 

Your property and acting on ad calls is most important. Getting buyer’s into your home is what it will take to sell your home fast. If your agent is doing tasks on other properties that an assistant could do, like filling a flyer box, then that agent can’t show your home.

 

5. What type of advertising in print do you do? How often will you advertise my home?

 

Studies show that magazines are out of style. Buyers don’t trust the outdated home magazines. They are looking to the newspaper.

 

6. How accessible are you?

 

Many agents take days to call people back. How fast inquiries are responded translates to how fast your home will sell.

 

7. What level of education and certifications do you have?

 

Many agents do not make the commitment to take this business serious and selling your home seriously.   Michael is trained in the unique, has a Bachelor's degree in Business and a Masters Degree in Finance.  He takes this business seriously and is committed.  He is active in and has several designations from The Institute for Luxury Home Marketing.

8.  Have you sold an upper end home before?

Not all agents have the finesse and connections to move quietly, quickly and with discretion with notable properties and clients.  Privacy is a key.  Financing is also different in the upper end homes, Michael has successfuly set high end records time and time again, proving he is connected in the community and has the grace and style to move upper end homes.

9.  How do you stay current on housing trends?

You are selling your home today.  You need someone that is not asleep with the trends of todays homes and the financing aspect as well.  Michael is personally invited to National Level Luxury Home conferences as well as the recent Trump renovation in Florida.  Michael spends money every year for self improvement.
